  • In Normandy, in the Eure department, Mill in perfect condition

In Normandy, in the Eure department, less than 2 hours from Paris and 20 minutes from Evreux, along the Iton river, Rouen Sotheby's International Realty offers you the exclusive opportunity to purchase this mill in perfect working order, listed on the supplementary inventory of historic monuments. Set in 2 hectares of parkland, Le Moulin de Cotepote will appeal to all enthusiasts... Built in three periods, the stone and half-timbered part, closer to the river, dates back to the 15th century. The mill was first sold in 1572. The brick section was completed in 1897, and the extensions and current wheel date from 1933. The sluice gates were reformed to their current composition around 1890. The four small water-sharing sluice gates close off the river's access to the secondary branch in order to channel hydraulic power to the wheel in the reach. The vannage de l'abéee (or béee) is located just in front of the wheel and adjusts the water flow from inside the mill. In the 19th century, Cotepotte was a flour mill, and villagers used to cross the Iton via a footbridge to get to the bakery in rue des Roches. In the last century, this path was moved fifty meters north of the mill. The monumental wheel measures 3.2 m wide and 6.5 m high. 480 oak heartwood blades. It is of the “Zuppinger” type, with the river flowing under the wheel axis. The mechanism dates from 1930 and is in perfect working order. The generator was dismantled when electricity production ceased in 1955 (estimated power: 45,000 watts). The mill and its machinery were completely restored in 2008. The mill is listed on the Cassini maps drawn up in the 18th century by order of King Louis XV. Thanks to this presence on the map, the Moulin des Roches benefits from an inalienable water right, as the mill is said to have been built before the French Revolution of 1789. Today, the mill offers over 220 m2 of living space, including beautiful reception rooms, a vast kitchen, 4 bedrooms and two bathrooms. The second floor could be converted into additional bedrooms. Outside, a beautiful park with garden, meadow, terrace and swimming pool give the whole place a true country-house feel.
